I remember that I was shocked to see these on the HUD when I bought my first two investment properties, because while I had considered closing costs in my math I had not considered prepaids, which can be equal to or more than closing costs.

I work closely with the lenders to make sure they cover this in their buyer education, and I also mention it during showings of properties which a buyer really likes - call it "belt and suspenders".
