Today, let's look at what it takes to make a smooth closing for your Saline real estate. Listed below are some of the common obstacles in the road to a smooth closing, along with a brief explanation of how the obstacle can impact your closing when you sell your Saline home. Will all parties be at the closing? If not, a Power of Attorney, or pre-signed closing documents, will be necessary. Have there been any contracted home improvements or repairs within the past year? If so, you'll need to provide a copy of the paid receipt for the work. Are there delinquent taxes, or any pending special assessments (for example, sidewalk, sewer, water, road paving)? If so, you'll need to provide the documentation you received from the local government about the special assessment. Are you current on your mortgage payments? You'll need to provide your mortgage lender's name, 800 phone number, and your mortgage account number. Are there any recent mortgages or lines of equity/credit? If yes, you'll have to specify the details of those transactions. Does anyone else have an interest in the property (for example, is there a lease, a land contract, a private mortgage, any mechanic's liens, or State or Federal tax liens)? Have any unrecorded or recently recorded deeds (for example, putting the property into a Trust) been executed since you've owned the property? If so, you'll need to provide a copy of those deeds. Has there been a death, marriage, divorce, or name change, since you've owned the property? If so, you'll need to provide the details of that change, and any associated legal documents in support of that change. Is there a trust (for example, a "living" trust), probate (an inheritance), bankruptcy, or court order involving the property since you've owned it? If so, you'll need to provide a copy of the legal documents involved. These are some of the most common obstacles on the road to a smooth closing for your Saline real estate. When it comes time to sell, having a copy of the necessary documents to address any of these obstacles will help insure a smooth closing. Being prepared is one of the "Three P's" for selling your Saline home.
