I wrote earlier today that mortgages are still available in Saline.  Here's another reason why mortgages are still available in Saline.

In that article, I referenced that working with a terrific local lender is always a smart decision.  In my case, that would be John Adams Mortgage Company (JAMCO), an affiliate of my broker, Real Estate One.  Recent news out of one of the major mortgage brokers will have a huge effect on the mortgage market:

In an unprecedented move, JP Morgan Chase decided to completely discontinue their broker channel.  As an industry development, this is monumental news.  The 3rd largest bank in the country just shunned the broker community.  When this happens, typically the others follow suit.  We're not saying it's going to happen but that's typically how it goes.  As far as JAMCO is concerned, this will have little effect on us as we are considered "Retail".  This is one of the greatest advantages of being a lender.  We use our own money and work with a hedge fund manager to directly sell our loans to secondary market.

The point here is that choosing your mortgage lender will become increasingly important.  Here's why:

Imagine that you've been working with a mortgage broker who funds their mortgages with JP Morgan Chase.  You'd be getting a call from your mortgage broker explaining why they would not be able to process your mortgage any further.  Where would that leave you?
