<p>We’ve hardly had a “winter” (despite the snowflakes falling this morning), so I’m wondering – <strong>is it golf season yet</strong>?  (Original article written by <a href="http://www.salinemichiganrealestate.com/">Vance Shutes</a>).  Let’s take a look at that today.</p>

<h2>Golf season</h2>
<p>If you’ve followed this blog for a while, you probably already know that I’m a golfer.  I’ve played golf since I was a teenager, and really enjoy the game.  I played in high school (Ann Arbor Huron) on the golf team, and was fortunate to compete in the high school State tournament in my senior year.  During college (at Michigan), I played a lot less often, as my game was not quite good enough to make the Michigan team.  These days, I play casual golf, though I participate in a golf league each summer.</p>
<h3>Golf – a nice walk in the park</h3>
<p>There’s a major author with a book entitled “A good walk spoiled.”  It’s about golf.  In his view, golf spoils a nice walk in the park.  But for me, it’s just the opposite.  No matter how I’m playing, a round of golf is still a nice walk in the park.  If I happen to be playing well, that’s even better.  But no matter how I play, just being outside, and with friends, is what’s really important.</p>
<p>Now don’t get me wrong – I’m just as competitive as the next guy.  But in my view, golf is a bit different from most sports.  In golf, I’m not playing against my opponent.  I’m playing against the course, and trying to “better my best.”  In other words, I’m competing against myself.  In such an environment, you can’t help but get better.</p>
<p>So again I ask – <strong>is it golf season yet?</strong></p>

<p>The <a href="http://www.realtor.org/prodser.nsf/products/186-45-11?opendocument">National Association of Realtors® released an annual study of home buyer and seller results from all over the country</a>.  In the 2011 results, the following chart shows where <strong>Saline home buyers</strong> find their home:</p>

<p>Eighty-eight (88) percent of all home buyers use the Internet in their home search.  This is in comparison to Print newspaper advertisement, at 30%.  In our local market, the daily local newspaper has now been gone for a couple of years, replaced by an online version (the internet), so in the Saline area, it’s likely that more than 88% of buyers use the internet in their home search.</p>
<p>But what’s more useful to a <strong>Saline home buyer</strong> than the Internet?</p>

<h2>The average sale price for homes in Saline</h2>
<p>The signs are all around us of the decline in values of our <strong>Saline homes and condos</strong> over the past several years.  An analysis of the sales data for <strong>Saline homes</strong> puts it into an easy-to-understand picture.</p>
<p>First of all, some background.</p>
<p>I used data from the multiple listing system (MLS) we use for the Ann Arbor Area Board of Realtors®, which covers the Saline area.  One of the disclaimers for our MLS is “Information is believed accurate but neither guaranteed nor warranted” &#8211; in other words, there may be some errors in the MLS, but in my work since 1994, I’ve found VERY few.</p>
<p>Here’s a numerical summary of the data:</p>

<p>What this data shows us is that there have been at least 240 homes sold in the Saline area each year since 2006, so we have enough data to make the results significant.</p>

<p><a href="http://www.salinemichiganrealestate.com/wp-content/uploads/2012/02/Saline-average-sale-price-2012.jpg"><img class="aligncenter size-medium wp-image-1702" title="Average sale price in Saline" src="http://www.salinemichiganrealestate.com/wp-content/uploads/2012/02/Saline-average-sale-price-2012-300x180.jpg" alt="Average sale price in Saline" width="300" height="180" /></a></p>
<p>The average price fell by 25% from 2006 ($348,063) to 2009 ($258,597).  During 2011, the average sale price rose 0.3% over 2010 results &#8211; not much.  Values have certainly stopped falling, but they haven’t risen strongly as they have coming out of past recessions.  Since the bottom of the market in 2009, our average sale price has risen only 3.9%.  We’ve got a long way to go to recover from the slide in values beginning in 2006.</p>
<h3>What can we do with the data for the average sale price in Saline?</h3>
<p>The most important consideration from this data affects sellers.  The 25% decline in average value since our market peak is real.  Your home is not an exception to reality.  Whatever your home was worth back in the “go-go” days, you need to subtract 25% in order to be competitive in the marketplace today.  The data thus far in 2012 seems to reflect that:  Average days on market (DOM) has declined significantly.  Competitive priced homes are actually selling briskly so far this spring!</p>
<h4>And that’s why the Average sale price in Saline is significant!</h4>

<p>Have you ever given a thought to <strong>Google your address</strong>?  (Original article written by <a href="http://www.salinemichiganrealestate.com/">Vance Shutes</a>).  You might be surprised by what you’ll find.  Let’s look at that today<strong>.</strong></p>
<p><span id="more-1693"></span></p>
<h2>Why Google your address?</h2>
<p>There are several really good reasons that you should <strong>Google your address:</strong></p>
<ol start="1">
<li><em>Buyers are already doing this</em>.  Wouldn’t you want to see what they’re seeing, first?  You might have a chance to correct some errors, or at least to let your Realtor® know, so that they can address it in their marketing work.</li>
<li><em>To see what information Google already has about your home</em>.  For example, what does Google’s “street view” look like for your home?  Did they take their drive-by photo when you had a mountain of trash out by the curb?</li>
<li><em>To see what crimes have occurred in your area</em>.  Trust me, buyers are DEFINITELY doing this before they decide to make an offer to purchase your home.  While you can’t do anything about the crime in your area, at least you’ll know – and you can market your top-of-the-line home security system!</li>
<li><em>To see what neighboring properties are selling for</em>.  There are a couple of reasons why you need to know this information.  (A)  It will help you to understand your Realtor’s® market value when you meet with them, and (B) it might help you to argue for an appeal to lower your property taxes!</li>
<li><em>To see what’s up with your neighbors</em>.  Specifically, you’ll want to know if there are any registered sex offenders in the neighborhood.  Again, buyers are probably doing this already.  Knowing if there are any sex offenders around might help you to understand why it might take a bit longer to get your home sold.</li>
</ol>
<h3> That’s why you should Google your address</h3>
<p>Oh, and one more good reason.</p>
<p>To see how your Realtor® is marketing your home.  Chances are, you might find only a few specific Google links to your address – most likely from your local municipality, from Zillow, and maybe from Realtor.com.  Those are pretty common.  Once your Realtor® begins to market your home, you can see if their on-line marketing efforts result in an increase in the number of times Google recognizes your address.  The more times your address appears in Google results, the more likely that a buyer is going to find your home in their on-line home search!</p>
<p>So that’s why you should <strong>Google your address.</strong></p>

<p>Here’s the latest <strong>Saline real estate market report for February 2012</strong>.  This is an update to my <a href="http://www.salinemichiganrealestate.com/saline-sales-report-for-december-2011.htm">monthly sales report</a> from the beginning of the month.   (Original article written by <a href="http://www.salinemichiganrealestate.com/">Vance Shutes</a>).  Let’s take a look at how the market for <strong>Saline homes</strong> looks right now:</p>

<h2>Saline real estate market report for February 2012</h2>
<p>Each month, I review all of the homes for sale (column 2, “available”) in the Saline school district within defined price ranges (column 1), and those homes where the sellers have accepted a purchase offer from a buyer (columns 3 &amp; 4 – Percent Pending).  I also review all of the sales in past 30 days in each price range (column 6).  The results for February 2012 are shown in the table below:</p>

<p>The market for <strong>Saline homes</strong> continues to be strong in this (lack of) winter we’re having.  We’re in great shape, and getting well set-up for the spring market!  There’s good news for sellers, mixed news for buyers.</p>
<p>The number of homes actively for sale fell <span style="text-decoration: underline;">again</span>, to 169 now.  We were in the 220’s last summer.  When you’re buying a home, having plenty to choose from is a good thing, so this isn’t necessarily the best news for <strong>Saline home</strong> buyers.  When you’re selling a home, less competition is good, so having fewer homes on the market is good for sellers.  The supply of homes is at nearly 17 months, which is plenty based on the lower demand during the winter.</p>
<p>The next chart will help to understand the improvement in our outlook for <strong>Saline homes</strong> going into the spring market.</p>

<p>This chart shows the overall percent pending (column 4) in the Saline market, going back to 1996.  A reminder that we’re in a buyer’s market below 20% pending, a seller’s market above 25% pending, and a mixed market between 20-25%.  At our present 20% pending in Saline, that says that we’re in a mixed market right now, having risen from 15% pending in January.</p>
<p>Home sales are seasonal – higher in the spring and summer, lower in the fall and winter.  With only 10 homes sold in the past 30 days, we’ve probably hit our “winter low.”  It’s likely that the pending sales in Saline homes will be rising as we head into spring.</p>

<p>When you’re selling your <strong>Saline home or condo</strong>, it’s important to offer a home which today’s buyers will love.  (Original article written by <a href="http://www.salinemichiganrealestate.com/">Vance Shutes</a>).  Today, let’s look at how you can get a <strong>quick update with lighting.</strong></p>

<h2>A quick update</h2>
<p>New lighting fixtures are a quick way to update your home – one which you can do yourself, if you choose.  The “big box” home improvement stores offer many different lighting fixtures on display, so you can see before you buy.</p>
<p>Today’s buyers are turned off by outdated lighting – think:  brass (that’s SO 1980s!)  Instead, use brushed nickel or chrome finishes.  You’d be amazed at how different a home can look with just a few updated lighting fixtures!</p>
<h3>Some ideas with lighting</h3>
<p>Use lighting to highlight special features of your home.  Under-cabinet lighting in the kitchen can create that “Ooohhh” impact when a buyer first sees it!  Fluorescent light strips are reasonably affordable and easier to install than “hockey puck” lights.  Or, add a hanging pendant lamp (or lamps) over the kitchen island to show it off.</p>
<p>Here’s an even more affordable way to update the lighting in your home – go natural!  Seriously &#8211; raise the blinds or open the drapes, and clean the windows until they are spotless.  Some simple natural sunlight can instantly change a room!  And with the sunny days we’ve been having during this “winter,” your home can have a bright new look just from sunlight!</p>
<h4>Don’t forget the basement lighting!</h4>
<p>The biggest problem with most of the basements I see in my day-to-day work is a lack of adequate lighting.  Most basements feel like caves!  Consider (at least) DOUBLING the number of light fixtures in your basement as a start.  What you’re looking for is that the buyer will say “Wow!  It’s bright down here!”  That will make your house stand out above the others when buyers are deciding.</p>

<p>When you’re considering the purchase of a <strong>Saline home or condo</strong>, it’s important to understand the various costs involved with your home purchase.  (Original article written by <a href="http://www.salinemichiganrealestate.com/">Vance Shutes</a>).  Today, let’s look at <strong>understanding points on a mortgage.</strong></p>
<p><span id="more-1662"></span></p>
<h2>Points on a Mortgage</h2>
<p>Points are fees paid to obtain a home mortgage. Think of it as your “cost” to get a mortgage.  Each point is one percentage point of the total loan amount.  Thus, one point (one percent) of a $100,000 loan is $1,000.</p>
<h3>Understanding points on a Mortgage</h3>
<p>There are two primary types of “points”:  Loan origination points and Discount points.</p>
<p style="padding-left: 30px;"><strong>Loan Origination Points </strong>are the fees that lenders will charge you to open a mortgage. The points (or sometimes even fractions of points) generally differ between lenders.  Some lenders don’t charge any points, so it’s important to comparison shop.</p>
<p><strong>Discount Points </strong>are the fees that lenders charge for the interest rate you’ll pay on a mortgage.  Here again, one point equals one percent of the total loan amount.  The numbers of points charged varies by place, time, and lender and with the mortgage and investment climate.</p>
<p>More discount points may be charged if you have had credit problems. In that case, lenders also may require a higher mortgage rate than advertised.  Those with shaky credit may find they have to pay two, three, or four times as many points as others with good credit.  That’s why keeping a good credit history and comparing all the costs of a mortgage is so important.</p>
<p>Points also can be “bought” in order to improve the interest rate you’ll pay on your mortgage.  If you have extra cash on hand, and plan to stay for some time in the house, you may decide to “buy down” points to get a better interest rate.  While you will have to bring more money to closing, you’ll enjoy lower monthly payments over the life of your mortgage.</p>
<p>A rule of thumb is that for each point prepaid, the interest rate on your mortgage will drop about one-quarter (.25) of a percent (so it’s not a one-percent-for-one-percent deal!)  In addition, lenders usually cap the number of points that can be prepaid (in other words, you can’t buy your way down to a zero-percent interest rate).</p>
<p><strong>When to Buy Down Points</strong></p>

<h4>When does it make sense to prepay points?  It depends.  If you have the needed cash on hand, there may be a better way to invest it.  Do some calculating before you decide.  Divide the total cost of the points by the savings in each monthly payment.  That answer is the number of payments it takes to break even.  If the number of months to payback is longer than you plan to have the mortgage, another loan option should be considered.</p>
<p>An example for understanding points on a mortgage</h4>
<p>Let’s look at a $100,000 loan amortized over 15 years.  Buying down one point would bring the mortgage rate from 6.00 percent to 5.75 percent.  One point would cost $1,000 (one percent of the $100,000 loan) up front at closing.  At 5.75 percent, the monthly payment would be $830.41.  At 6.00 percent, the monthly payment would be $843.86.  Divide the total cost of the prepaid point ($1,000) by the savings in each monthly payment ($843.86 &#8211; $830.41 = $13.45) and the answer is 74.34.  That’s the number of monthly payments to be made before any benefit is realized.  Homebuyers who plan to stay in their house for more than 74.34 months (about six years and two months) would reap the benefits.  Those who don’t plan to live there that long would want to seek another loan option.</p>
<p>Those without cash on hand who think of borrowing to prepay points should think again.  To do so will increase the loan amount and total costs because the borrower will be paying interest on that for the life of the loan.</p>
