My work involves helping sellers accomplish their goal of selling their home. Most sellers are aware of the three P’s of selling – Preparation, presentation, and price. Typically, though, price is a sensitive subject – and understandably so!
I’ve also written before about flexibility. The ability to be flexible with price, in the “big picture” of all of the facets of an offer to purchase your Saline home or condo, is critical.
And yes, sometimes I’ve heard “Take it or leave it” from sellers when presented with an offer for less than their asking price, or when presented with items in need of repair after the buyer’s inspections of the home.
Guess what?
Most buyers in that situation will “leave it.”
And who can blame them? While there are less homes on the market than a couple of years ago (so buyers have a bit less choice of homes to choose from), most buyers who encounter an intransigent seller will look for another home. Very few people respond well to a “take it or leave it” ultimatum. So think very carefully before blurting out that response when presented with a less-than-perfect offer on your home.
