Leave a comment » Saline Market Report for June 2009More homes for sale in Saline!Here's the latest Saline market report for June 2009. This is an update to my monthly sales report which I reported at the beginning of the month. The bottom line? Our seasonal increase in homes available for sale really hit in the past month! Each month, I review all of the homes for sale (column 2) in Saline within defined price ranges (column 1), and those homes where the sellers have accepted a sales offer from a buyer (columns 3 & 4 - Percent Pending). I also review all of the sales in past 30 days in each price range (column 6). The results for June 2009 are shown in the table below:
In the middle of May, there were 245 homes available for sale in the Saline market. In the middle of June, now, we have 275 homes available for sale. So, while there was a nice increase in the number of homes where the sellers have accepted an offer (51 homes in June, compared with 47 homes in May), our overall market stayed the same, at 16% pending overall (still solidly in a "buyer's" market). In addition, the number of months of supply of home available in the Saline market increased from 9.1 months in May to 10.6 months in June, attributable entirely to the increase in homes available for sale (since the number of homes sold in May [27] was virtually identical to the number sold in June [26]). This month, I'd like to compare our market in Saline with the overall market for homes in Washtenaw County.
This chart shows the overall percent pending for homes available for sale in the Saline school district, going back since 1996. Our overall percent pending for June, 16%, is clearly shown as the last data point on the chart, and shows that we are still in a buyer's market (as covered earlier). Let's compare the Saline market with the overall Washtenaw County market.
This chart shows the overall percent pending for all homes available for sale in Washtenaw County, going back since 1996. The Percent Pending figure for Washtenaw County in June, 24%, is solidly in the "neutral" market range. When you compare the Saline chart and the Washtenaw County chart, you see that the Saline market is lagging behind the overall improvement in the entire County. Hang in there, our day will come!
