Saline Real Estate and Homes for Sale

Here's the latest Saline real estate market report for April 2009.  This is an update to my monthly sales report which I reported earlier this month.  If you are interested in any Saline real estate, here's how our market looks in April 2009.

Each month, I review all of the homes for sale (column 2) in Saline within defined price ranges (column 1), and those homes where the sellers have accepted a sales offer from a buyer (columns 3 & 4 - Percent Pending).  I also review all of the sales in past 30 days in each price range (column 6).  The results for April 2009 are shown in the table below:

In the lower right-hand corner of this data, you'll find that we have an 11.3   month supply of homes on the market in Saline, which is down from 13.8 months of supply back in March.  While this is a nice improvement, it still would take nearly a year to sell all of the homes PRESENTLY on the market in Saline - and no other homes come on the market.  We know this isn't going to happen.  So, if you're looking to sell your Saline home this spring, it might not be realistic to expect your home to sell in a week (though it COULD happen!).

This month, I'd like to take a different approach to our market analysis by looking only at the raw data, in comparison with March.

The first item to notice is that the number of available properties for sale in Saline stayed about the same - 235 in March, 237 in April.  Next, the number of properties where the sellers have accepted a sales offer from a buyer improved by more than 10% - from 40 in March to 46 in April.  Finally, the number of properties sold in the past 30 days improved nicely - from 17 in March to 21 in April.  These three sets of figures all contribute to an overall improvement in the Saline real estate marketplace.

So what does all of this mean to you, the owner of Saline real estate? 

If you're thinking of selling your Saline home or condo, you need to get your property on the market NOW!   

In the past 30 days, our office has seen a huge increase in inquiries about properties for sale, and appointments to show those properties.  With more homes for buyers to choose from, you won't want to miss any buyer viewings of your home.  If your home would be the perfect choice for a buyer on the market right now, but it's not available for that buyer to see, you'll miss your chance, and that buyer will choose another home.
