Top Ten bargains in Saline


Take a look at these bargain-priced homes in Saline!

Each time that I write about the Top Ten bargains in Saline, the articles tend to be some of the most popular.  To that end, here's an updated list for the end of July.

From my previous articles, you have learned that one of the simplest ways to determine whether a property is considered as a "bargain" is to look at how the property is priced relative to what the tax assessor thinks the property is worth.  In Michigan, we use the "State Equalized Value", or SEV, prepared by the local tax assessor each year.

As of the end of July, 2009, here are the Top Ten bargains in Saline, and how they look as compared with the SEV.

At the top of the list again this month is 212 Michigan Ave.  The former office of the Edward Surovell Realtors in Saline, it is zoned "PB", or Professional Business.  It's very difficult to get a mortgage on a house outside of a "Residential" zoning, so this house has been priced below its SEV.  Recall that the SEV is supposed to be 50% of the market value of the home, so 212 Michigan Ave. in Saline is priced at less than half of its estimated market value.  It's a bargain, but only for those who don't need a conventional mortgage to purchase.
